Peachtree Village HOA Is Woefully Neglecting to Fulfill Its
Two, Original, Main Duties:
1) Care For the Common Areas and 2) Not to Profit Off Of Us!
When the Peachtree Village HOA was first formed on June 22, 1984, it’s MAIN PURPOSE was very clearly defined in its ARTICLES OF INCORPORATION, ARTICLE THREE—"The Corporation [the HOA] is a non-profit corporation. The general purpose for which it is formed is to provide for the maintenance and preservation of the Common Areas”
If anyone wants to know WHY today, the PEOPLE who make up the Peachtree Village community—all the residents and non-resident homeowners—are so upset with the HOA, is because for many years now, one “Board” after another completely abandoned the two principal reasons for the HOA’s formation: 1) to be a NON-PROFIT organization and 2) to take care of the Greenbelt, the private streets (all the ones with a blue street sign), the sidewalks, and the auxiliary parking lots or what are together defined as the COMMON AREAS!
And in the past year or so, this abandonment of the HOA’s main reason for existing became increasingly worse, especially after one of our “Boards” (put in parentheses because they were never duly elected to office, but simply usurped their positions after never obtaining the required quorums to hold a legitimate election) hired Goodwin & Co., one of many of today’s greedy and profiteering HOA management companies, whose sole focus was to do all they could to steer our HOA’s direction away from taking care of our Common Areas (which requires time, energy and money that can’t go toward Goodwin’s bottom line) toward the one activity which was very much secondary, if not tertiary or quaternary at the most, after the HOA’s main reason for being—ever-increasing invasions on residents’ home privacy for the purpose of generating allegations of “violations,” followed up by accusatory letters (for which homeowners were told they had to pay $25 each) on top of fines as high as $500.00! Of course, Goodwin & Co. got a substantial percentage of these fines, all on top of their regular “service fee” amounting to around $7,000.00 last year, all the while they were hoping to manipulate our Members into resigning to a substantial increase in our monthly dues, up to as much as $250.00 a MONTH, supposedly, to fund a boondoggle replacement of our Greenbelt’s crabgrass with brown gravel, but just like every Toll Road you ever heard of, long after the construction is paid for, the tolls not only never go away, but keep going up, in order to line the pockets of the original investors!
It was primarily for these two, worsening, real violations of our HOA’s Rules, a number of us who live in Peachtree Village first sought to ASK the “Board” in place last March 3, 2025, at what they advertised would include an “Open Discussion,” only to be rudely dismissed! It became clear as day, the “Board” at that time were INTENTIONALLY ignoring the upkeep of the Common Areas, and had made a Faustian Bargain with Goodwin & Co. in order to attempt skirting around our HOA’s otherwise, binding obligation to serve WITHOUT making a profit, to Goodwin & Co.’s delight, in order to secure their help in SELECTIVELY removing every bit of our homeowners’ rights to determine what their home looks like!
By relying primarily on FEARMONGERING, 4 of the same 5 persons who were on the last illegitimate “Board,” were able to get enough votes to recover seats on the current Peachtree Village Board of Directors last May 12, 2025, and while their power is a bit more limited, in that they don’t possess all 5 seats, it became clear to many of us in the Peachtree Village community, we have got to do all we can to defend ourselves from what may very well be even worse neglect of our Common Areas, and an increase in THEIR ATTACKS on the privacy, peace and control over our very homes, in order to increase the PROFITS for their greedy ally—Goodwin & Co.!
This is why, shortly after the election of the New/Old Board last May 12, 2025, we organized the Peachtree Village Neighborhood Union! By bringing together the PEOPLE of our community, we can and will make sure the Peachtree Village HOA re-aligns its priorities in order to FIRST and FORMOST, begin taking care of our Common Areas—to get the trash, fallen tree limbs, and other debris, off of our Greenbelt, to FIX the DOZENS of potholes all over our private streets, to replace the remaining rail-tie retaining walls before they collapse as so many others already have, and to stave off the imminent crisis of our Greenbelt’s non-native, water-wasting, crabgrass which is about to cost us 10s of $1000s more than the ludicrous amount of OUR money already being wasted just to keep it barely alive in the coming, hot summer months! And even MORE IMPORTANTLY, to change their invasive, disrespectful, discriminatory and illegal behavior toward the majority of our residents!
We are going to insist, and if need be, use every legal means available to us, the HOA STOP running roughshod over the most important place every human being NEEDS in order to have any sense of well-being, freedom and peace of mind—a HOME! While it might never be possible to get these people to understand, we’ll do all we can to explain why it’s so vital to our individual and community’s happiness, to NEVER trample on the RIGHTS of PEOPLE to have, not just to occupy a building, but to have the PRIVACY, the SECURITY, and the CONTROL every PERSON in those buildings, so it’s a THEIR HOME!
Of course, the real irony in all of this is how the stated goals of the HOA, to protect the financial, investment value of the 97 BUILDINGs located in Peachtree Village is poised to fail as well! Why? Because they are blind to the reality that, to the degree they succeed in crippling the sense of HOME-ership among the PEOPLE of our community, they SABOTAGE the single-most important motivation that would, otherwise, inspire everyone to take great care of the buildings they are in! Why? Because mere existence in a place that is, for all practical purposes, not really YOURS is what leads directly to disrepair. But to the degree people truly feel they are LIVING in a HOME that BELONGS TO THEM is what, directly, leads, not only to great maintenance, but that sense of pride and hope which would naturally incline them to make their HOME even better!
All that said, even with a very negative history of the last full-term Board's having mounted a vicious misinformation campaign in order to obstruct all the good efforts of the Interim Board which had, for 6 weeks, replaced them and accomplished more in that short period of time than any of the many "Boards" that had preceded them, we, your Neighborhood Union, are still hoping the current New/Old Board will change their ways, agree to meet with us and, for the good of our community, come to an agreement in which we can work together. We are presently putting together a list of what those much-needed changes should be, and we'll present them to the current Board, hopefully, within the next week.

The Peachtree Village Neighborhood Union is freely supported by the generous contributions from our community's residents and non-resident homeowners. No contributions are tax-deductible, so they are all the more appreciated. To be clear, the Union receives NO money at all from the HOA, nor any portion of any HOA dues payments.
